The Opportunity

This hybrid role brings together the relationship focus of a Senior Relationship (Strata) Manager with the leadership and governance influence of a Branch Licensee in Charge. You will continue to manage a diverse portfolio of strata communities and act as a trusted advisor to committees, owners and stakeholders, while also helping oversee branch-level compliance, supervision and operational standards in partnership with the Branch Manager and the Corporate Licensee in Charge. With the support of our Customer Connect team managing general enquiries, specialist customer operations support, and a national Repairs & Maintenance team handling maintenance coordination, you will be able to focus on the work that matters most: building strong client relationships, providing expert advice, leading by example and helping ensure the branch operates with confidence, consistency and care. 

What You'll Be Doing:

  • Managing a diverse portfolio of strata communities and acting as the key relationship manager for committees and stakeholders
  • Building trusted, long-term relationships through proactive communication and exceptional customer service
  • Providing guidance and interpretation of strata legislation, bylaws and governance requirements
  • Managing correspondence from owners, tenants and contractors in a professional and timely manner
  • Working closely with our Repairs & Maintenance team to coordinate quotes, approvals and work orders
  • Preparing for and facilitating Annual General Meetings, Extraordinary General Meetings and Committee Meetings, including agendas, budgets and minutes
  • Managing client retention, resolving first-level complaints and providing practical solutions to issues as they arise
  • Overseeing portfolio financial matters and supporting compliance obligations
  • Identifying opportunities to improve processes, service delivery and customer outcomes
  • Contributing to a collaborative culture focused on continuous improvement and shared success
  • Overseeing branch compliance in partnership with the Branch Manager and Corporate Licensee in Charge
  • Monitoring compliance with management agreements, insurance obligations, annual general meeting requirements and fee-for-service obligations using available reporting tools
  • Reporting branch compliance metrics, risks and exceptions to the Branch Manager and Corporate Licensee in Charge, and escalating actual or suspected non-compliance, misconduct, consumer harm risks, privacy breaches or trust account concerns promptly
  • Supporting licensing, CPD, training plan and work experience oversight by working with leaders and training teams to ensure requirements are completed, tracked and maintained
  • Drafting NSW Fair Trading, tribunal and other regulator responses arising within the branch for review by the Corporate Licensee in Charge where required

What You'll Bring

  • Experience as a Class 1 Strata Manager with a strong track record of managing your own portfolio
  • A current Class 1 licence and the confidence to support branch supervision, compliance monitoring and escalation requirements
  • A current driver's licence and access to a vehicle
  • Strong knowledge of strata legislation and governance requirements
  • Exceptional communication, stakeholder management and relationship-building skills
  • The ability to manage competing priorities while maintaining a high level of accuracy and attention to detail
  • Strong organisational, financial and problem-solving skills
  • A proactive, solutions-focused approach and confidence in managing complex situations
